A. The modest-size (467square feet) studio apartment features the following:
1. Quiet friendly neighborhood with convenient access to shops, buses, trains, and even a beach/park less than 1/2 mile away.
2. Good size studio apartment, recently painted, with 3 windows for plenty of light and good cross ventillation (does not include air conditioner but not really needed)
3. Includes furniture such as bed (to be purchased), couch, possibly table and 4 chairs, large shelf unit of natural wood and white formica, lamp
4. Separate entrance from the street, then up about 9 steps.
5. Small foyer entrance closet, kitchen counter and cabinets, sink, efrigerator, stove, etc.
6. The $975 monthly rent includes (a) gas and electric and (b) Cablevision for TV and for wi-fi internet connection (no phone).

The disadvantages about this apartment include the following:
1. The bathroom is the only bathroom on the first floor. This bathroom and the washer.dryer need to be shared with my 85-year old mother who has Parkinsons Disease and is slow walking and her caregiver.
2. Although there is a separation of your studio apartment and the rest of my mother's house, you may occassionally hear her and her 24/7 caregiver.
3. The lease is month to month (not for one year) and requires one-month security deposit and payment for the rental.
